This is not self storage, and that is usually the point
Self storage means you rent an empty unit. Then you hire a ute, load it, drive it out, and do the whole thing again months later. The unit looks cheap. The two weekends are not.
Managed storage means we do all of it. There is one honest trade-off and it is worth knowing before you book. You cannot drop in whenever you like. Access is arranged with notice. Your things sit in a working facility, not behind a roller door you hold the key to.
| What we are comparing | Managed storage with UNN | Self storage unit |
|---|---|---|
| Getting it there | Our truck, from your door | Your problem, and a hire vehicle |
| The lifting | Our crew, in the price | You, and whoever owes you a favour |
| What you pay for | The space your goods fill | The whole unit, empty corners included |
| Protection | Wrapped and blanketed by us | However it went in |
| Access | Booked, with notice | Any time the gate is open |
| Coming back | Delivered and rebuilt | The same weekend, in reverse |
| Suits | Settlements, renovations, moves | Stock or gear you need weekly |

Need to get at your things every other week? A self storage unit is the better product, and we will say so. If it is going away until you move, managed storage usually costs less. Count the ute hire and the weekends.
What people use storage in Melbourne for
-
Settlement gaps
Sold on one date, buying on another. The most common reason by far.
-
Renovations
Period homes in the inner north and east. Six weeks becomes twelve.
-
New build running late
House and land out west. The handover date moves, your lease does not.
-
Downsizing
A holding bay while the family decides what stays and what goes.
-
Moving into an apartment
Less storage than the last place. Usually a lot less.
-
Going overseas
A year or two away. Collected, stored, delivered when you land.
-
Deceased estates
Somewhere safe while probate runs and the family works through it.
-
Office fit-outs
Desks and files between leases when the new floor is not finished.
Moving into a Melbourne apartment? Check the storage before you pack
Victoria sets a minimum storage volume for new apartments under its apartment design standards. Useful, except for one detail most people miss.
That minimum counts the kitchen, bathroom and bedroom storage toward the total. So the headline figure is not spare storage. It is the cupboards you were already going to fill with plates and towels.
In practice the basement cage, if there is one, is what you actually have left. Measure it before you decide what comes with you. A three-bedroom house of furniture does not fit behind a two-bedroom apartment door. Finding that out on moving day is expensive.
The usual fix is to send the overflow into storage from the old address. No point moving it twice. We collect it on the day of the move. It never enters the new place at all.
How much storage costs in Melbourne

Compare it against a self storage agreement properly
A self storage unit is advertised at a weekly rate. The real total includes the vehicle hire, your own two weekends, the padlock and any move-in fee.
Worth checking the agreement for two things as well. Most have a minimum month, and most allow the rent to be raised mid-stay on written notice. A long gap can drift well past what you budgeted.
What affects your quote
-
Volume
How much space it fills. The main number.
-
Duration
Billed monthly, so a short gap costs less.
-
Access at pickup
Stairs and a long carry add time at collection.
-
Dismantling
Beds and wardrobes coming apart and going back.
-
Part retrievals
Pulling specific items out mid-stay.
-
Redelivery distance
Where it is going at the other end.
Where your things actually sit
Sealed modules
Your goods in their own module, not stacked loose on a shared floor.
Inventoried
Listed as it goes in, so a part retrieval is possible later.
Wrapped first
Blankets and covers go on before anything is loaded, not after.
Secured site
A working facility with controlled access, not a public drive-up row.

Four questions worth asking a storage company
-
Am I paying for empty space?
Not with us. You pay for the volume your goods fill, nothing more.
-
Can the rate go up mid-stay?
Ask any provider. Self storage agreements usually allow it on notice.
-
What exactly is insured?
Transit and storage are different products. Ours is set out on the quote.
-
Who loads and unloads?
We do, both ends. No ute hire and no favours owed to anyone.
Storage Melbourne wide, collected from your door
We collect metro wide and redeliver anywhere in Victoria. A lot of our storage work sits in the growth corridors. New builds slip, and the lease has already ended.
