A bond clean only works on an empty property. Cleaners cannot clean under furniture and will not move it, so anything left behind becomes an area that never gets done, which is exactly where an agent looks.

Book the clean after the last item leaves. Same day as the move is the most common reason a clean gets rushed and fails. The day after is better.

Worth knowing before you pay for something you may not owe. In the Northern Territory, a lease clause saying you must steam clean the carpets at the end of the tenancy is in breach of the Act, because neither side can know at the start whether it will be needed. Your actual obligation is to leave the place reasonably clean and in reasonable repair, allowing for fair wear and tear.

How much does end of lease cleaning cost in Darwin?

Do you guarantee I'll get my bond back?
No honest cleaner can, and be wary of one who does. Your bond also turns on damage, rent and the state of the yard, none of which is cleaning. Almost every guarantee in this industry is the former while customers assume the latter.
Do I have to get the carpets professionally steam cleaned?
Not automatically, and the Territory is clearer on this than most states. NT Consumer Affairs states that a lease clause requiring you to steam clean the carpets at the end of a tenancy is in breach of the Act, because neither party can know at the start whether it will be needed. What you do owe is carpets left reasonably clean, allowing for fair wear and tear. If they are genuinely dirty or you had pets, get it done and keep the receipt.
Can my landlord make me use a professional cleaner?
They can require the place to be left reasonably clean and in a reasonable state of repair, allowing for fair wear and tear. That is a condition standard, not a receipt standard. A clause naming a particular company, or demanding professional cleaning regardless of condition, does not hold up. That said, if the property is not clean, they can still claim against your bond, so the practical question is whether you can hit the standard yourself.
How long does a bond clean take?
A one-bedroom unit is usually half a day. A three-bedroom house with two bathrooms is a full day. Louvres and split system filters are what stretch a Darwin job past its southern equivalent, so count those when you compare quotes.
What's included in a bond clean?
Everything measured against the ingoing condition report: oven, rangehood filters, inside every cupboard, window tracks, sills, insect screens, skirtings, switches, fans, louvres, split system filters, bathroom grout and silicone, and all floors. What happens if the agent isn't happy with the clean?
Ask them for an itemised written list rather than a general complaint, and send it to us. We come back and redo those items free, and if they are still not satisfied we come back again. Do not agree to a bond deduction for cleaning before giving us the chance to fix it.
How much of my bond can they take for cleaning?
Only the reasonable, evidenced cost of fixing actual uncleanliness, not a round number. In the NT the maximum bond is four weeks rent, and a dispute you cannot settle goes to NTCAT. One detail worth knowing: if your landlord never properly completed the ingoing condition report, that seriously undercuts a claim against your bond for cleaning or damage.
Can I just do the clean myself?
Legally, yes. Practically it is 15 to 25 hours for a whole house, and the items that fail are the tedious ones: filters, louvre blades, fan tops and oven glass. If you are confident on those four, DIY is fine. If not, a failed inspection costs more than the clean.
Do I need to be there?
No, and most people are already out by then. We need access, which can be keys, a lockbox or a building code, and we send photos when it is finished so you can see the condition before the inspection.
Does it include the oven and the air conditioner filters?
Both, and they are the two worth checking with any cleaner before you book. The oven is the most flagged item nationally. Split system filters are the most flagged item in Darwin, and they are also the easiest for a cheap quote to skip, because nobody notices until the agent opens the unit.
Do I need to move everything out first?
Yes. Cleaners cannot clean under furniture and will not shift it, so anything left behind is an area that does not get done. Book the clean after the truck has gone, ideally the day after rather than the same day.
Do I need flea treatment if I had pets?
