Commercial moves fail at the dock, not on the truck

The truck is the easy part. Melbourne towers decide the rest, and they decide it weeks ahead.

  • Dock and lift windows

Collins Street, Bourke Street and Docklands towers run docks in booked blocks. The service lift gets its own window. Miss it and you do not lose an hour, you lose the slot. We book both and build the run sheet around them.

  • Certificates and inductions

Building management wants written proof of cover before a crew reaches the lift. Some towers also want a site induction for every person on the floor. We send the certificate early and get the crew inducted before the night.

  • After hours and weekends

Most Melbourne offices move on a Friday night or a Saturday. Building access outside business hours usually needs arranging separately, sometimes with a security presence. That gets confirmed in writing, not assumed.

  • Older stock and small sites

Cremorne warehouses, Carlton terraces and St Kilda Road walk-ups have no dock at all. Those jobs are a street permit, a smaller truck and more crew. Different plan, same deadline.

Commercial relocations we handle in Melbourne

  • CBD tower floors

Collins, Bourke and Queen Street. Booked docks, booked lifts, weekend windows.

  • Docklands and Southbank

Newer buildings, stricter rules. Usually the easiest move once the paperwork clears.

  • Cremorne and Richmond

Converted warehouses and tech offices. Narrow streets, no dock, street permit needed.

  • St Kilda Road suites

Professional services and medical. Shared lifts and tight after-hours access.

  • Retail and showrooms

Overnight so the doors open as normal. Fixtures, stock and displays.

  • Medical and dental

Chairs, imaging and sensitive gear. Patient records handled with a chain of custody.

  • Warehouse and light industrial

Clayton, Dandenong South and the western corridor. Racking, pallets and plant.

  • Defits and make good

Strip out, clear out and hand back. E-waste goes where the law says it must.

Leaving a lease in the country's softest office market

Melbourne CBD office vacancy sat at 18.9 per cent in July 2026. Down a fraction from 19 per cent. That is the highest of the major capitals. Sydney was 13.3 per cent and Brisbane 10.2 per cent.

What that means on the ground is simple. Tenants have choice, and a lot of them are using it to move up. A-grade buildings took more than 53,000 square metres of net absorption over the same period.

Moving up usually means moving into a building with tighter rules than the one you are leaving. Better dock, better lift, longer list of things building management wants in writing first. We handle that side rather than handing you a checklist.

The old space still has to go back the way the lease says. Read the make good clause before you sign anything new. We do the strip out and the clear out. Both get quoted against the clause, not guessed at.

How commercial moves are quoted

Business moves are quoted as a fixed price after a site survey, not hourly over the phone. Here is what sets the number.

  • Quoting

    Fixed price

    After a free site survey

  • Timing

    Nights and weekends

No loading for out of hours

  • Crates

    Hired, not bought

    Dropped early, collected after

  • Cover

    $1M public liability

    Plus goods in transit

Why we survey before quoting

A phone estimate on a commercial move is a guess. The dock, the lift and the make good clause decide the cost. None of them are visible from a desk.

The survey is free and takes about an hour at each address. You get a fixed price and a written plan. Neither moves unless the scope does.

What affects your quote

  • Headcount and desks

Workstations drive the crate count and the crew.

  • Dock and lift access

Both ends. A no-dock site changes the whole plan.

  • Out of hours

Night and weekend windows, plus any building security.

  • IT and specialist gear

Servers, comms racks, imaging and lab equipment.

  • Defit and make good

Strip out, e-waste and the hand-back condition.

  • Staging

One hit, or floor by floor over several weekends.

Kit built for commercial sites

Crates on skates

Lockable, stackable, nesting flat when empty. Nobody carries a box down a corridor.

Lift and floor protection

Masonite, corner guards and lift blankets. Fitted on arrival, removed before we leave.

Server and IT handling

Anti-static wrap, foam-lined cases and labelled cabling for the reconnect.

Tail-lift trucks

For sites with no dock. Cremorne and Carlton need them most weeks.

How a Melbourne office move runs

  1. 01 Step

    Site survey

We walk both addresses. Headcount, desks, IT, dock access and the make good clause.

  2. 02 Step

    Plan and paperwork

Fixed price, written sequence, certificates to both building managers, dock and lift booked.

  3. 03 Step

    Crates go out early

Delivered days ahead with labelling instructions. Staff pack their own desks on work time.

  4. 04 Step

    The move window

Friday night or the weekend. Workstations rebuilt and IT reconnected before Monday.

Four things you should not have to chase

  1. The paperwork, done

Certificates, dock bookings, inductions. We lodge them, not your office manager.

  2. Our crew, on our payroll

Insured and inducted. Not a labour hire roster that changes every night.

  3. A fixed price

Quoted after the survey. It does not move unless the scope does.

  4. Someone to ring at 11pm

Your coordinator is on the job, not on a roster somewhere else.

Commercial removalists Melbourne wide

We work every commercial precinct in the metro. The towers get the most attention. A lot of our weekend work sits in converted warehouses and suburban office parks. Most have no dock at all.

Office relocation questions, answered

How much does an office move in Melbourne cost?
Commercial moves are quoted as a fixed price after a free site survey. Headcount, dock access at both ends and the make good scope set the number. A phone estimate on a job like this is a guess.
Do you move after hours and on weekends?
Yes, and most Melbourne offices do. Friday night and Saturday are the usual windows. There is no out of hours loading on the rate.
Who books the loading dock and the service lift?
We do, at both ends. Docks run in booked blocks with a hard cut-off and lifts often need reserving well ahead. Missing a window can push you to the next weekend.
Can you supply a certificate of currency?
Yes, free, and we send it straight to building management. Most towers will not let a crew past the lobby without it. Tell us who to send it to when you book.
How far ahead should we book?
Earlier than most people expect, and the constraint is rarely our availability. Dock and lift bookings in a Melbourne tower can take weeks to confirm. Book the survey once the lease is signed.
Do you supply crates?
Yes, hired rather than sold. Lockable plastic crates on skates, stackable, nesting flat when empty. We drop them days ahead so staff pack their own desks on work time.
Can you move our IT and servers?
Yes. Machines come out, get wrapped and crated, then go back in place with the cabling labelled. We work alongside your IT provider for the shutdown and the bring-up.
What happens to old monitors, PCs and printers?
They cannot go to landfill. Victoria banned e-waste from landfill in 2019. That covers anything with a plug, a battery or a power cord. It all goes to a licensed recycler and we can give you the paperwork.
Can you do the defit and make good clear-out?
Yes. Strip out, clear out and disposal, quoted against the make good clause rather than guessed at. Send us the clause with the survey booking.
Can you move confidential files?
Yes, in sealed crates with a documented chain of custody. Crates stay locked from your floor to the new one. We log who sealed them and who opened them.
Can you store furniture between leases?
Yes. Fit-outs run late more often than they run early. We collect, store and redeliver when the new floor is ready.
Do you dismantle and rebuild workstations?
Yes, to your new floor plan. Send the plan with the survey and the desks go up in the right places. No reshuffling on Monday morning.
Is our equipment insured?
We carry $1M public liability and goods in transit cover on every job. Public liability covers the building. Transit cover is the one that covers your equipment.
Do your crew do building inductions?
Yes, where the building requires it. We sort that before the night rather than at the security desk. The same crew come back for the whole job.
How long does a fifty-person office take?
Usually one weekend with a full crew, assuming both docks cooperate. The survey gives you a real timeline. Staging it over two weekends is common for bigger floors.
Can you move us in stages?
Yes, floor by floor or team by team. It costs a little more in total but keeps the business trading. We write the sequence into the move plan.
