End of Lease Cleaning Sydney
Bond cleaning done against the standard your agent actually inspects to — your entry condition report. Oven, rangehood filters, window tracks, blinds and skirtings included, because those are the four things agents fail people on.

What agents actually check
Bonds don’t get withheld over dust. They get withheld over four things.
Agents in NSW inspect against your entry condition report, not against how clean the place looks. That’s a specific standard, and it’s why a house that looks spotless can still fail.
In practice, the same four areas account for most withheld bonds — and they’re the four that get skipped by a general clean or a rushed weekend effort.
The oven
The single most common failure. Baked-on carbon on the door glass, the racks and the base needs proper degreasing and time to work, not a wipe on the day.
Rangehood filters
Almost nobody thinks to remove them. Agents lift them out and check. Perished or clogged filters get replaced rather than scrubbed, because scrubbing won’t save them.
Window tracks and blinds
Tracks collect grit that a vacuum won’t lift and blinds have to be done slat by slat. Both get checked, and both are obvious when they’ve been missed.
Skirtings, frames and switches
The horizontal surfaces at knee height and the marks around light switches. Nobody looks at them daily, and every agent looks at them at inspection.
Room by room
What gets cleaned in a bond clean
The full scope, so you can check it against whatever your agent has sent you.
Kitchen
Oven, grill, racks, rangehood, filters, cooktop, splashback, benchtops, sink and tapware, all cupboards and drawers inside and out.
Bathrooms
Shower screens descaled, grout, tiles, bath, vanity, mirrors, tapware, toilet inside and behind, exhaust fan covers.
Bedrooms
Wardrobes and shelves inside and out, mirrored doors, tracks, skirtings, light fittings and switches.
Living areas
Floors, skirtings, door frames, power points, light switches, ceiling fans and air vents.
Windows & blinds
Interior glass, sills, tracks vacuumed and wiped out, blinds cleaned slat by slat.
Laundry
Tub, tapware, cupboards, behind and under the machines, dryer lint filters, floor.
Floors
Hard floors vacuumed and mopped, carpets vacuumed. Steam cleaning available where the lease requires it.
Balcony & garage
Swept and wiped down, cobwebs removed, floors cleared of marks where they’ll lift.
The advantage of one company
A bond clean only works on an empty house
The most common reason an exit clean goes badly has nothing to do with the cleaning. It’s that the cleaners arrived while the house was still half full — a bed frame in the second bedroom, a pile of things nobody decided about, boxes in the garage.
Cleaners can’t clean under furniture that’s still there, and they generally won’t move it. So those areas get skipped, the agent finds them, and the bond gets clipped for exactly the parts that weren’t accessible.
Because we do the move and the rubbish removal too, we can run the three jobs in the right order on the right days: furniture out, then anything that isn’t coming with you cleared, then the clean into a genuinely empty property. One coordinator books all three, so no one is waiting on anyone else.
If you’re moving with someone else and cleaning with us, that’s completely fine — just tell us when the last item leaves and we’ll schedule around it.
Pricing
End of lease cleaning Sydney prices
Bond cleans are quoted as a fixed price based on bedrooms, bathrooms and condition — not hourly. You know the number before anyone starts, and it doesn’t climb if the oven takes longer than expected.

Size
Bedrooms and bathrooms. Bathrooms take longer per room than anything else.
Condition
A well-kept two-year tenancy is a different job from a neglected one.
Carpet
Steam cleaning is usually a lease requirement, especially if pets were kept.
Oven and appliances
Heavy build-up needs longer soaking, not harder scrubbing.
Extras
Exterior windows, garage, balcony, wall washing or a full property clear-out.
Timing
End of month is the busiest window in the calendar for exit cleans.
Why the cheapest bond clean usually isn’t
An end of lease clean priced well under everyone else is priced for a general clean. The oven gets wiped rather than degreased, the filters stay in the rangehood, the tracks don’t get touched. Then the agent inspects, the bond gets clipped, and you’re paying twice for one job.
The number that matters is what you get back, not what you paid. A withheld bond in Sydney routinely runs into four figures, which is several times the difference between the cheapest quote and a proper one. Ask any cleaner two questions: is the oven included, and do you come back free if the agent flags something.
Add-ons
Carpet steam cleaning and the extras leases ask for
Most Sydney leases require professional carpet cleaning at the end of a tenancy, and a lot of agents want to see the receipt. It’s the add-on people most often forget until the inspection — check your lease before booking, because it’s cheaper to include it now than to be sent back for it later.
Carpet steam cleaning
Hot water extraction with a receipt for your agent. Required by most leases, and always where pets were kept.
Pest treatment
Many leases require flea treatment after pets. Arranged alongside the clean where your lease calls for it.
Exterior windows
Ground-floor exterior glass, and higher where it can be reached safely.
Wall washing
Beyond spot-cleaning, for tenancies where the marks are more than a few scuffs.

Coverage
End of lease cleaning near you, anywhere in Sydney
Searching for end of lease cleaning near me usually means the inspection is close and the date is fixed. We cover every suburb in the Sydney metro from our Parramatta base, and end-of-month slots go first — so book as soon as you have a handover date, even a provisional one. Most of our exit cleans are apartments, which brings its own timing: Sydney bond cleaners working in a tower need the same lift and dock access as a removalist does. Tell us the building when you book and we’ll work around its rules rather than around them.
