What agents actually check

Bonds don’t get withheld over dust. They get withheld over four things.

The single most common failure. Baked-on carbon on the door glass, the racks and the base needs proper degreasing and time to work, not a wipe on the day.

Rangehood filters

Almost nobody thinks to remove them. Agents lift them out and check. Perished or clogged filters get replaced rather than scrubbed, because scrubbing won’t save them.

Window tracks and blinds

The most common reason an exit clean goes badly has nothing to do with the cleaning. It’s that the cleaners arrived while the house was still half full — a bed frame in the second bedroom, a pile of things nobody decided about, boxes in the garage.

What is the difference between a bond clean and a regular clean?

A bond clean is measured against your entry condition report, so it includes the things nobody cleans routinely — inside the oven, rangehood filters, window tracks, inside every cupboard, skirting boards, light switches and blinds. It’s the difference between a house that looks clean and one that passes an inspection.
Do you guarantee I’ll get my bond back?
No honest cleaner can, and you should be wary of anyone who does. Your bond depends on the condition of the property overall — damage, wear, unpaid rent and the state of the garden are all separate from cleaning. What we do guarantee is the clean itself: if your agent flags something we should have done, we come back and fix it free within 72 hours of the inspection.
What does the re-clean guarantee cover?
Anything on our checklist that the agent says wasn’t done to standard. Send us the agent’s inspection notes within 72 hours and we’ll return and re-do those areas at no cost. It doesn’t cover damage, wear and tear, or work outside the agreed scope — if the carpets weren’t booked for steam cleaning, for example, that isn’t something we missed.

Cleaners can’t clean under furniture that’s still there and generally won’t move it, so anything left behind becomes an area that doesn’t get done — and that’s exactly where agents look. Do you clean the oven?
Yes, included, and properly — racks out, degreaser given time to work, door glass done. The oven is the most common single reason a bond clean fails, and it’s also the thing budget quotes quietly leave out. If you’re comparing prices, ask each cleaner directly whether the oven is included.
Is carpet steam cleaning included?
It’s quoted separately, because not every property needs it. Most Sydney leases require professional carpet cleaning at the end of a tenancy and many agents ask for the receipt, so check your lease. Where pets have been kept it’s effectively always required, often along with a flea treatment.
Do you clean windows?

How long does a bond clean take?
A one-bedroom apartment is usually half a day. A three-bedroom house with two bathrooms is typically a full day, and can run longer if the oven and bathrooms have heavy build-up. We book the time the property actually needs rather than fitting it around other jobs.
How far in advance should I book?
As soon as you have a handover date, even a provisional one. The last week of the month is by far the busiest period for exit cleans in Sydney and fills first. Rescheduling costs nothing, so booking early and moving it later is much safer than waiting for certainty.
Do I need to be there?
No. Most people have already moved out by then. We just need access — keys, a lockbox or a building code — and we’ll send photos when the job is finished so you can see the condition before the inspection.
Do you do end of tenancy cleaning for landlords and agents?
Yes. Landlords and property managers book us between tenancies for the same scope, often alongside a clear-out of anything a departing tenant left behind. If you manage multiple properties, ask about a standing arrangement rather than quoting each one separately.
Can you clean a commercial property at the end of a lease?
Yes. Make good cleaning after an office defit is part of our commercial relocation work, usually run straight after the furniture and rubbish are cleared. Commercial make good deadlines are typically only days after the move, so it’s worth scoping at the same time.
What if there’s damage rather than dirt?
We’ll clean it, but we won’t pretend it’s fixed. Holes in walls, broken fittings, burns and deep scratches are repairs, not cleaning, and an agent will treat them separately from the clean regardless of how the place looks. If we spot something during the quote we’ll mention it so you can decide whether to have it repaired first.
