End of Lease Cleaning in Sydney
End of lease cleaning is judged against one document, and it is not the one most people assume. Your agent inspects against the entry condition report, which is why a place that looks spotless can still fail. We clean to that standard, cover the four things bonds actually get withheld over, and keep coming back free until your agent signs it off.

What agents actually check
Bonds don’t get withheld over dust. They get withheld over four things.
Agents in NSW inspect against your entry condition report, not against how clean the place looks. That is a specific standard, and it is why a house that looks spotless can still fail.
In practice the same four areas account for most withheld bonds, and they are the four that get skipped by a general clean or a rushed weekend effort.
-
The oven
The single most common failure. Baked-on carbon on the door glass, the racks and the base needs proper degreasing and time to work, not a wipe on the day.
-
Rangehood filters
Almost nobody thinks to remove them. Agents lift them out and check. Perished or clogged filters get replaced rather than scrubbed, because scrubbing will not save them.
-
Window tracks
Grit sits in the runners and a vacuum alone will not shift it. Tracks get emptied and wiped out, which is the difference between looking clean and passing an inspection.
-
Blinds and skirtings
Both are checked because both are easy to skip. Blinds are done slat by slat and skirtings are wiped rather than dusted, including behind where furniture used to sit.

-

-

-
Balcony & garage
Swept out, cobwebs removed, and any oil marks on a garage floor treated where they lift.
The advantage of one company
A bond clean only works on an empty house
The most common reason an exit clean goes badly has nothing to do with the cleaning. The cleaners arrived while the house was still half full. A bed frame in the second bedroom, a pile of things nobody decided about, boxes in the garage.
Cleaners cannot clean under furniture that is still there, and they generally will not move it. So those areas get skipped, the agent finds them, and the bond gets clipped for exactly the parts that were not accessible.
Because we do the move and the rubbish removal too, the three jobs run in the right order on the right days. Furniture out, then anything not coming with you cleared, then the clean into a genuinely empty property.
One coordinator books all three, so nobody is waiting on anybody. Booking the clean on its own is completely normal too, and plenty of our cleaning customers moved themselves.
Pricing
How much end of lease cleaning costs in Sydney
Bond cleans are quoted as a fixed price based on bedrooms, bathrooms and condition, not hourly. You know the number before anyone starts, and it does not climb if the oven takes longer than expected.

Why the cheapest bond clean is rarely the cheapest outcome
A bond is usually four weeks rent. Against that, the gap between a cheap clean and a proper one is small, and the cheap one is quoted on time rather than on the standard.
What matters is whether the quote includes the four things agents actually check, and whether anyone comes back if it fails. Ask both questions of whoever you are comparing us to.
Ours is a fixed price, and we keep re-cleaning free until the agent signs off. Local bookings take a $50 deposit that comes back in full if you cancel more than 24 hours out.
What affects your quote
-
Size
Bedrooms and bathrooms. Bathrooms take longer per room than anything else.
-
Condition
A well-kept two year tenancy is a different job from a neglected one.
-
Carpet
Steam cleaning is usually a lease requirement, especially where pets were kept.
-
Oven and appliances
Heavy build-up needs longer for the degreaser to do the work.
-
Extras the lease asks for
Pest treatment, exterior glass or wall washing where the lease specifies it.
-
Timing
End of month is the busiest window of the year and books out first.
Add-ons
Carpet steam cleaning and the extras leases ask for
Most Sydney leases require professional carpet cleaning at the end of a tenancy, and a lot of agents want to see the receipt. It is the add-on people forget until the inspection. Check your lease before booking. It will say specifically what is required, and it is cheaper to include it now than to go back a second time.
Carpet steam cleaning
Done by our own cleaners, hot water extraction with a receipt for your agent. Required by most leases, and always where pets were kept.
Pest treatment
Many leases require flea treatment after pets. Arranged alongside the clean where your lease calls for it.
Exterior windows
Ground floor exterior glass, and higher where it can be reached safely.
Wall washing
Beyond spot-cleaning, for tenancies where the marks are more than a few scuffs.

Coverage
End of lease cleaning near you, anywhere in Sydney
Searching for end of lease cleaning near me usually means the inspection is close and the date is fixed. We cover every suburb in the metro from our Parramatta base, and end of month slots go first, so book as soon as you have a handover date, even a provisional one. Most of our exit cleans are apartments, which brings its own timing, because Sydney bond cleaners working in a tower need the same lift and dock access a removalist does. Tell us the building when you book and we work around its rules.
