What agents actually check

Bonds don’t get withheld over dust. They get withheld over four things.

Agents in NSW inspect against your entry condition report, not against how clean the place looks. That is a specific standard, and it is why a house that looks spotless can still fail.

In practice the same four areas account for most withheld bonds, and they are the four that get skipped by a general clean or a rushed weekend effort.

  • The oven

    The single most common failure. Baked-on carbon on the door glass, the racks and the base needs proper degreasing and time to work, not a wipe on the day.

  • Rangehood filters

    Almost nobody thinks to remove them. Agents lift them out and check. Perished or clogged filters get replaced rather than scrubbed, because scrubbing will not save them.

  • Window tracks

    Grit sits in the runners and a vacuum alone will not shift it. Tracks get emptied and wiped out, which is the difference between looking clean and passing an inspection.

  • Blinds and skirtings

    Both are checked because both are easy to skip. Blinds are done slat by slat and skirtings are wiped rather than dusted, including behind where furniture used to sit.

A bond clean only works on an empty house

The most common reason an exit clean goes badly has nothing to do with the cleaning. The cleaners arrived while the house was still half full. A bed frame in the second bedroom, a pile of things nobody decided about, boxes in the garage.

Cleaners cannot clean under furniture that is still there, and they generally will not move it. So those areas get skipped, the agent finds them, and the bond gets clipped for exactly the parts that were not accessible.

Because we do the move and the rubbish removal too, the three jobs run in the right order on the right days. Furniture out, then anything not coming with you cleared, then the clean into a genuinely empty property.

Why the cheapest bond clean is rarely the cheapest outcome

A bond is usually four weeks rent. Against that, the gap between a cheap clean and a proper one is small, and the cheap one is quoted on time rather than on the standard.

What matters is whether the quote includes the four things agents actually check, and whether anyone comes back if it fails. Ask both questions of whoever you are comparing us to.

How much does end of lease cleaning cost in Sydney?
It is a fixed price built on bedrooms, bathrooms and the condition of the place, not an hourly rate. Bathrooms take longer per room than anything else, and a tenancy that has been let go takes far longer than a tidy one. Carpet steam cleaning is quoted separately because not every lease asks for it. Send the bedroom and bathroom count and you get a fixed number back within two hours.
What is the difference between a bond clean and a regular clean?
Scope. A regular clean covers the surfaces you use every day. A bond clean is measured against your entry condition report, so it takes in the things nobody cleans routinely: inside the oven, rangehood filters, window tracks, inside every cupboard, skirtings, light switches and blinds. One makes a home look clean. The other makes it pass an inspection.
Do you guarantee I will get my bond back?
No honest cleaner can, and be wary of one who does. Your bond turns on the whole property: damage, wear, unpaid rent and the state of the garden all sit outside the clean. What we do stand behind is the cleaning itself. If your agent flags something on our list we come back and redo it free, and we keep coming back until they sign the property off.
What does the free re-clean actually cover?
Anything on our checklist the agent says was not done to standard. Send us the inspection notes within 72 hours of the inspection and we come back. If they are still not happy after that, we come back again. There is no cap on visits and no charge for any of them. What it does not cover is damage, fair wear and tear, or work that was never in the scope. If carpets were not booked for steam cleaning, that is not something we missed.
Does the property have to be empty?
Yes, and this is the single most common thing that goes wrong with a vacate clean. Cleaners cannot clean under furniture that is still there and will not shift it, so whatever is left behind becomes an area that never gets done, which is exactly where agents look. Book the clean after the last item leaves, or let us run the move and the clear-out so the order works on its own.
Is the oven included?
Yes, and done properly. Racks out, degreaser given time to work, door glass finished. The oven is the most common single reason an exit clean gets knocked back, and it is also the item budget quotes quietly leave out. If you are comparing prices, ask each cleaner that question directly.
Is carpet steam cleaning included?
Our cleaners do it, and it is quoted separately because not every property needs it. Most Sydney leases call for professional carpet cleaning at the end of a tenancy and plenty of agents want the receipt, so check your agreement. Where pets have lived in the property it is effectively always required, often with a flea treatment alongside it.
Do you clean windows?
Interior glass, sills and tracks are in the standard clean. Exterior windows are an add-on, and we do ground level plus anything above it that can be reached safely. We will not work at heights that need equipment we do not carry, and we say that upfront rather than skipping it quietly.
How long does a bond clean take?
A one-bedroom apartment is usually half a day. A three-bedroom house with two bathrooms is typically a full day, and runs longer where the oven and bathrooms have heavy build-up. We book the hours the property actually needs instead of fitting it between other jobs.
How far ahead should I book an exit clean?
As soon as you have a handover date, even a provisional one. The last week of the month is the busiest stretch for end of lease cleaning in Sydney and fills first. Moving the booking costs nothing with 24 hours notice, so locking in a date early and shifting it later beats waiting for certainty.
Do I need to be there on the day?
No. Most people have already moved out by then. We need access, which means keys, a lockbox or a building code, and we send photos once the job is finished so you can see the condition before the inspection.
Do you do end of tenancy cleaning for landlords and agents?
Yes. Landlords and property managers book us between tenancies for the same scope, often with a clear-out of whatever the last tenant left behind. If you manage several properties, ask about a standing arrangement rather than quoting each one on its own.
Can you clean a commercial property at the end of a lease?
Yes. Make good cleaning after an office defit is part of our commercial relocation work, usually run straight after the furniture and rubbish are gone. Commercial make good deadlines often land only days after the move, so it is worth scoping both at once.
What if there is damage rather than dirt?
We clean it, but we will not pretend it is fixed. Holes in walls, broken fittings, burns and deep scratches are repairs, and an agent treats them separately from the clean however good the place looks. If we spot something at the quote we tell you, so you can decide whether to have it repaired first.
