Built for Sydney buildings

Commercial moves fail at the loading dock, not on the truck

Sydney office towers run on rules. Docks are booked in blocks and close on time. Service lifts need reserving days ahead. Building management won’t let a crew past the turnstiles without a certificate of currency, induction paperwork and sometimes a security escort.

As commercial movers Sydney businesses use for everything from a ten-desk suite to a full tower floor, we plan around those rules rather than discovering them on the night. A commercial move that misses one doesn’t run late by an hour — it stops until the next available window, which is often the next weekend. We deal with both building managers during the survey, so the paperwork is done long before the trucks arrive.

Dock bookings at both ends

We confirm the loading dock windows in and out, and build the move sequence backwards from whichever one is tighter.

Certificates of currency & inductions

Public liability certificates, SWMS and site inductions handled with building management before the day, not at the security desk on the night.

Service lift reservations

Lifts booked, padded and protected. We work out how many crate trolleys fit per car so the run doesn’t bottleneck.

After-hours & weekend access

Most towers only allow commercial moves outside trading hours. That suits us — it’s also how your business keeps trading.

Every kind of site

Commercial relocations we handle in Sydney

Commercial relocation Sydney wide covers a lot of very different buildings, and each type has its own access rules and its own definition of downtime.

Offices & corporate floors

From a ten-person suite to a full tower floor, moved between trading days.

Retail & hospitality

Shopfronts, cafes and showrooms, worked around centre trading hours and dock rules.

Warehouse & light industrial

Racking, stock and equipment relocated with the right lifting gear.

Medical & dental practices

Chairs, cabinetry and sensitive equipment moved with the practice barely closed.

Schools & education

Classrooms, libraries and admin offices, usually run through term breaks.

Co-working & serviced offices

Single-tenancy moves in and out of shared buildings with strict access rules.

Server rooms & IT

Racks, comms cabinets and workstations decommissioned, crated and rebuilt.

Interstate business moves

Fixed-price commercial relocations between Sydney and any capital, run through our Parramatta hub.

Employee relocation

Moving staff, not just the office

When a business relocates or brings someone in from another city, the office move is only half the job. Someone still has to organise the household — and it usually lands on HR, an EA or the employee in the middle of their first fortnight.

We handle employee and staff relocations under the same account as your commercial move. One agreement, one set of insurance certificates, one invoice, and a coordinator who deals with the employee directly so your team isn’t forwarding emails about wardrobe boxes.

That covers household moves within Sydney through house removals, relocations in from Melbourne, Brisbane, Canberra, Adelaide, Perth or Darwin on our interstate routes, temporary storage while someone finds a permanent place, and packing for people who simply don’t have the time.

If you relocate people regularly, we’ll set up an account with agreed rates so each move is a booking rather than a procurement exercise.

Pricing

How commercial moves are quoted

Office moves aren’t quoted by the hour over the phone. We survey both sites, count what’s actually moving, check the access at each end, then give you a fixed project price and a written plan.

Scheduling

After hours & weekends

Whatever the building allows

Downtime

Trading the next morning

Planned backwards from your reopen time

Size of the site

Workstation count, storage, and how much is actually coming with you.

Access at both ends

Dock windows, service lifts, floor levels and carry distances.

IT complexity

Whether we’re moving desktops and monitors, or racks and comms cabinets.

Timing

After hours and weekend work, and how many nights the move spans.

Crates & packing

Crate hire volume, and whether staff pack their own desks.

Defit & make good

Clearing old furniture, rubbish removal and cleaning the outgoing site.

The real cost of an office move isn’t the truck

It’s the Monday. A move that runs over means staff standing around a floor with no desks, no monitors and no internet, on full salary. That cost dwarfs the difference between two removalist quotes, which is why we plan the sequence backwards from the hour you need to be trading and build the schedule to hit it.

Ask whoever you shortlist how they handle a dock overrun. A commercial removalist Sydney businesses can rely on plans backwards from your reopen time, not forwards from the first crate. If there’s no answer to that question, the plan assumes nothing goes wrong.

Equipment

Kit built for commercial sites

Cardboard boxes and a couple of trolleys don’t move an office floor. Commercial work needs gear that loads fast, stacks safely and protects a building you don’t own.

Labelled crate hire

Reusable crates delivered ahead of the move, colour-coded to your new floor plan.

Panel trolleys & skates

For partitions, cabinets, safes and anything too heavy to lift by hand.

Building protection

Lift padding, floor runners, corner guards and doorframe protection at both ends.

IT crates & anti-static

Purpose-built crates for monitors, desktops, comms gear and server hardware.

How it works

How a Sydney office move runs

  1. Site survey

We walk both sites, count workstations, check dock and lift access, and agree the reopen deadline.

  2. Plan & paperwork

Written move plan, fixed price, certificates of currency lodged, docks and lifts booked at both ends.

  3. Crates & labelling

Crates delivered in advance and colour-coded to the new floor plan so nothing needs directing on the night.

  4. Move & reinstate

After hours or over a weekend. Workstations rebuilt, IT reconnected, crates collected once you’ve unpacked.

Why UNN

Four things most commercial removalists won’t give you

  1. Real-time GPS tracking

Know exactly where each truck is across a multi-vehicle, multi-floor move.

  2. On-time guarantee

The plan is built backwards from your reopen time, and we hold the slot we booked.

  3. No cancellation fees

Fit-out delayed? Handover pushed? Reschedule at no charge. It happens on most projects.

  4. One project manager

The same person from survey to the first morning back. Your team briefs them once.

Questions

Office relocation questions, answered

How much does an office move cost in Sydney?
Commercial moves are quoted as a fixed project price rather than hourly, because the variables are the site rather than the clock. Workstation count, dock and lift access at both ends, IT complexity, crate volume and whether the work runs after hours all set the number. We survey both addresses free of charge and give you a written price and plan.
Why do you survey the site instead of quoting over the phone?
Because the things that determine the cost of a commercial move can’t be described accurately over the phone. Dock height, lift capacity, floor level, carry distance from the dock to the tenancy, how much furniture is actually coming and how much is being left. A phone quote on a commercial job is a number that changes later.
Will we lose trading days?
That’s the whole point of running after hours. Most Sydney office moves happen Friday evening through Sunday, or across a weeknight, so staff finish in the old building and start in the new one. We plan the sequence backwards from the hour you need to be trading and build the schedule to hit it.
Do you supply moving crates?
Yes. Reusable labelled crates are delivered before the move so staff can pack their own desks, and we collect them once you’ve unpacked. Crates are colour-coded to the new floor plan, which is what stops the new office turning into a sorting exercise on Monday morning.
Do you handle IT equipment and server racks?
Yes. Desktops, monitors, comms cabinets and racks are disconnected, crated in purpose-built IT crates and reconnected in place. For complex server environments we work alongside your IT provider or managed service partner rather than around them — they own the systems, we own the physical move.
Do you dismantle and reinstall workstations?
Yes. Partitions, desks, pedestals and storage units are dismantled at the old site and rebuilt at the new one to your floor plan. If you’re changing layout, send the plan through at survey and we’ll set up to it rather than replicating what you had.
Can you provide a certificate of currency for building management?
Yes, for both buildings. Commercial towers won’t allow a removalist past security without written proof of public liability cover, and many also want SWMS documentation and site inductions completed. We handle all of it during the planning stage, not at the security desk on the night.
Who books the loading dock and service lift?
We do, at both ends, as part of the survey. Dock windows in Sydney towers are booked in blocks and close on time, so the move sequence is built around whichever end has the tighter window. Where a building requires the tenant to make the booking, we’ll tell you exactly what to request and by when.
Do you cover North Sydney and the CBD?
Yes, both are among our busiest commercial areas. We handle office removals North Sydney wide — Miller and Berry Street towers, Crows Nest and St Leonards — and work across the CBD from Barangaroo to World Square. Those docks are small and tightly shared, so the earlier the window is locked in, the smoother the night runs.
How far in advance should we book an office move?
Six to eight weeks is comfortable for anything over about thirty staff, mostly because dock and lift windows book out well ahead in commercial buildings. Smaller offices can often be done in two to three weeks. If your fit-out completion date is uncertain, book anyway — rescheduling costs nothing.
Can you clear the old office and handle make good?
Yes. Furniture that isn’t coming with you can be removed and disposed of, and we can clean the outgoing tenancy to help meet your make good obligations. It’s worth scoping this at the survey, because make good deadlines usually sit only days after the move.
Can you store furniture we don’t need yet?
Yes. Staged fit-outs frequently leave furniture, archives or excess workstations with nowhere to go for a few weeks. We hold them in secure storage and deliver when the space is ready, with no lock-in period.
Do you move medical, dental and specialist practices?
Yes. Chairs, cabinetry, sterilisation equipment and imaging gear are moved with the practice closed for the shortest window we can manage, usually a weekend. Specialist equipment that requires a manufacturer technician to decommission or recommission is coordinated around their attendance.
Can you relocate our staff as well as the office?
Yes. Employee and staff household relocations run under the same account as the commercial move — one agreement, one set of insurance certificates, one invoice. That covers moves within Sydney, relocations in from another capital, temporary storage and packing. If you relocate people regularly we’ll set up agreed account rates.
Do you move offices interstate?
Yes, on a fixed project price. Interstate commercial relocations run through our Sydney hub so the same crew loads and unloads, scheduled around trading hours at both ends.
Is our equipment insured during the move?
Yes. Goods-in-transit and public liability cover apply across the whole job, including the building protection we install. If you’re moving high-value or specialist equipment, raise it at the survey and we’ll confirm the cover in writing before the move.
