Built for Sydney

Moving house in a Sydney apartment or strata building

Most Sydney home removals don't go wrong because of the truck. They go wrong because a lift wasn't booked, a dock closed at four, or the building manager wouldn't let the crew past the lobby without paperwork.

We move in and out of Sydney towers, walk-ups and terraces every week, so we handle the building side as part of the booking rather than discovering it on the day. Tell your coordinator the building and we'll work backwards from its rules.

Certificate of Currency for strata

Most Sydney buildings won't let a removalist start without written proof of public liability insurance. We supply the certificate to your building manager before the day.

Lift bookings and dock windows

Service lifts and loading docks are usually booked in blocks with a hard cut-off. We plan the run around your window so nothing is left on the truck when it closes.

Council parking permits

Inner-city and inner-west streets often need a temporary parking permit for the truck. We'll tell you which council issues it, what to apply for and how long it takes.

Terrace stairs and no-lift walk-ups

Narrow staircases, tight landings and third-floor walk-ups need more crew and the right gear, not more hours. We price that in up front so the quote holds.

Aged care & downsizing

Aged care relocation and downsizing in Sydney

Moving into a retirement village or an aged care home isn't the same job as moving a share house. There's usually more to sort than to carry, the decisions are harder, and the person moving often isn't the person organising it. We handle aged care relocation in Sydney as part of our home removals service rather than as a separate business, so you get the same insured crews and the same coordinator.

We book more time than the volume suggests, because the day runs at whatever pace suits — and we'd rather sit with a decision than rush someone past it. Your coordinator can deal with an adult child, a case manager or a village office instead of the person moving, if that's easier for the family.

Retirement villages and aged care facilities have their own access rules — booking windows, entry points, lift use, sometimes a limit on how many people can be on site. We confirm those with the facility before the day rather than turning up and negotiating in the car park.

For everything that isn't coming, we can clear it in the same visit through rubbish removal, hold it in storage while the family decides, or leave the old place inspection-ready with end of lease cleaning.

Pricing

How much home removals cost in Sydney

Local home removals are charged hourly. Regional and interstate moves are quoted as a fixed price once we know the volume. Here's what actually moves the number.

Crew

2 to 4 movers

Sized to the home, not upsold

Trucks

4–6T and 8–10T

GPS-tracked, blanket-lined

Typical duration

3 hrs to a full day

1-bed unit through to 4+ bed house

How it's priced

Hourly, local moves

Fixed price for regional and interstate

Size of the home

Bedrooms and rough volume set the crew and truck.

Access at both ends

Stairs, lifts, long carries and where the truck can park.

Distance

Between the two addresses, plus travel from our Parramatta base.

Packing

Whether you pack, we pack the fragiles, or we pack everything.

Heavy or specialty items

Pianos, safes, pool tables and oversized furniture.

Timing

End-of-month and weekend dates are the busiest of the year.

Affordable home removals without cutting corners

Cheap usually means fewer movers, and fewer movers means more hours — so the invoice lands in much the same place with more of your day gone. We size the crew to the job instead, which is what actually keeps an hourly move affordable. Midweek dates, flexible timing and packing yourself are the three things that genuinely reduce the total, and your coordinator will tell you which ones apply to your move.

What we don't do is quote low and find the rest on the day. We ask about stairs, lifts, parking and long carries when we quote, and build them into the price. As long as what you told us matches what we find, the quote is the price — and if your date moves, rescheduling costs nothing.

Send through the size of your place, both addresses and the date, and you'll have a written quote within two hours. Most residential moves don't need a site visit.

The right truck for the size of the house

Too small and you pay for a second trip. Too big and it can't get down your street. We match the truck to the home and the access.

8–10 tonne

Three, four and five-bedroom houses, and regional runs in a single load.

A live link on moving day so you know when the truck is ten minutes out.

Protective gear

Blankets, straps, shrink wrap, dollies, stair climbers and floor runners.

How it works

How your house move runs

  1. Tell us about the place

Bedrooms, both addresses, the date and anything tricky about access. Written quote back within two hours.

  2. We plan the day

Your coordinator books the crew and truck, confirms lift and dock windows, and sends the strata certificate if your building needs it.

  3. Moving day

The crew arrives in the booked slot, wraps and loads, and you track the truck from your phone the whole way.

  4. Into the new place

Furniture rebuilt and boxes placed in the right rooms, not stacked in the hall. We follow up 30 days later.

Why UNN

  1. Real-time GPS tracking

  2. On-time guarantee

If we book a slot, we're in it. No four-hour windows, no waiting around.

  3. No cancellation fees

Settlement moved? Reschedule at no charge. Dates slip and we plan for it.

  4. One dedicated coordinator

The same person from quote to unpack. You never re-explain your move.

Questions

Home removals questions, answered

How much do house removalists cost in Sydney?
Local house moves are charged hourly, based on how many movers and what size truck the job needs. A one-bedroom unit is usually two movers and a medium truck; a three-bedroom house is usually three movers and a large truck. Access, distance and how much there is to move set the total. Send us your bedrooms, both addresses and the date and we'll have a written quote back within two hours.
Do you charge by the hour or a fixed price?
Local moves inside Sydney are hourly, so you only pay for the time the job actually takes. Regional and interstate runs are quoted as a fixed price once we know the volume, so the number you agree to is the number you pay.
Is there a minimum booking?
Two hours plus travel on hourly local jobs. It covers getting the truck and crew to you and back again. Most one-bedroom moves land close to the minimum; anything larger runs well past it.
How long does a house move take?
A one-bedroom unit is usually three to four hours, a two or three-bedroom house most of a day, and a four-bedroom home a full day with a larger crew. Stairs, long carries and packing on the day are what stretch it out.
Do stairs or a lift cost extra?
There is no separate stair or lift fee. They do add time on an hourly job, which is why we ask about floors, lifts and carry distance when we quote — so the estimate already accounts for them rather than surprising you on the day.
Can you provide a Certificate of Currency for my building?
Yes. We carry public liability and goods-in-transit cover, and we send the certificate to your building manager or strata before moving day. Most Sydney buildings will not let a removalist start without it, so tell us early and we will handle it.
Do you book the lift and loading dock?
We do. Give us the building and your coordinator confirms the service lift and dock window with building management, then plans the run to finish inside it.
What about parking the truck on my street?
We check access before the day. Inner-city and inner-west streets often need a temporary council parking permit — we will tell you which council issues it, what to apply for and how long it takes.
Is there anything you can't move?
No dangerous goods — fuel, gas bottles, paint, aerosols or fireworks — and nothing perishable or live. Pianos, safes and pool tables are fine; they just need flagging when you book so we bring the right gear and crew.
Do I need to empty drawers and wardrobes?
Empty anything heavy, fragile or loose. Light clothing can stay in dressers, and hanging clothes go straight into port-a-robes we bring. Filing cabinets and anything with glass need to be emptied.
Are my belongings insured?
Yes. Every move includes goods-in-transit and public liability cover from pickup through to delivery at no extra charge. If you are moving anything unusually valuable, tell your coordinator so it is listed properly.
Do you dismantle and reassemble furniture?
Included. Beds, wardrobes, modular lounges and table legs come apart at one end and go back together at the other. Older flat-pack that was never built to move twice is the one thing we will warn you about first.
How far in advance should I book?
Two to three weeks is comfortable, and four if you are moving at the end of the month or on a weekend. We still take short-notice and same-day jobs when a truck is free, so it is always worth asking.
Do you help with downsizing and senior moves?
Yes, and we book more time than the volume suggests so the day runs at a pace that suits. Your coordinator can deal with an adult child, a case manager or a village office instead of the person moving, if that is easier for the family.
Do you cover North Sydney and the lower North Shore?
We cover all of Greater Sydney, North Shore included. Harbourside streets and older walk-ups usually mean tighter parking and longer carries, so we size the crew and truck around the access at both ends.
How can I keep the cost of my home removal down?
Move midweek, stay flexible on the start time, and do your own packing — those three change the total more than anything else. Having everything boxed, labelled and stacked by the door before we arrive saves real hours on an hourly job.
Do you handle aged care and retirement village relocations?
Yes, as part of our home removals service rather than a separate business. Villages and facilities have their own booking windows, entry points and lift rules — we confirm those with the facility before the day rather than negotiating in the car park.
Do you move to regional NSW?
Regularly. Newcastle and the Hunter, the Central Coast, Wollongong and the Illawarra, the Blue Mountains, and further out to Orange, Bathurst, Tamworth, Dubbo and the New England. Those run as fixed-price jobs, not a metro hourly rate for the whole day.
