In Victoria the standard is reasonably clean, not spotless

Most cleaning companies will not tell you this, because it does not help them sell. It is worth knowing anyway.

  • What the law actually asks for

Victorian renters must leave a property reasonably clean. Consumer Affairs Victoria measures that against average community standards. In their words, it neither means spotless nor really messy, but sits somewhere in the middle. A surface passes when it is free of marks, dirt, dust, cobwebs and stains. More cleaning would not improve it.

  • When you can be charged for a professional clean

Only in two situations. The place was professionally cleaned right before you moved in and you were told so. Or a professional clean is what it takes to restore move-in condition, allowing for fair wear and tear. A clause in the agreement on its own does not do it.

  • The condition report is the test

Not a checklist off the internet, and not the agent's mood on the day. The question is whether the property matches how it was handed to you, minus fair wear and tear. Send us the entry report and we clean against that document.

  • Fair wear and tear is not yours to fix

Faded paint, worn carpet in a hallway, a tired bench top. That is the cost of someone living there, and it is not a cleaning problem. We will tell you when something is wear rather than dirt. No point paying us to fix it.

What gets cleaned in a vacate clean

  • Oven and griller

The single most flagged item in Victoria. Racks out, trays degreased, glass done.

  • Rangehood

Filters degreased or swapped. Agents lift them and look. Most cheap cleans skip it.

  • Bathrooms

Soap scum, grout, screens, exhaust fan covers and the back of the toilet.

  • Window tracks

Vacuumed then washed. Grit in a track is the second most common flag.

  • Blinds and pelmets

Dusted through, cords included. Venetians take real time and get it.

  • Skirtings and doors

Boards, architraves, door tops and light switches. All the bits at eye level.

  • Cupboards inside

Kitchen, laundry, bathroom and wardrobes. Wiped out, not just fronts.

  • Floors and walls

Vacuum, mop, and spot-clean the marks that will actually lift.

Claim your bond first. Most people wait, and waiting costs them

In Victoria the bond sits with the RTBA, not the agent. Once your rental agreement ends, any renter named on the bond can start the claim themselves.

If you claim first, the RTBA notifies the other parties and gives them 14 days to contest it. If you do nothing, the rental provider has 14 days to start their own claim instead.

That is the whole game. Claiming first puts the other side on a clock and makes them justify any deduction. Waiting hands them the opening move.

A clean should happen on an empty property, not around furniture. Book the truck first and the cleaners after. Floors under a wardrobe and a bench behind a fridge are exactly where an inspection goes looking. If anything is disputed, VCAT decides. That is a slow way to settle a hundred dollars of oven.

How much an exit clean costs in Melbourne

Quoted on the property, not on a per-hour guess. Send the condition report and the bedroom count.

  • Quoting

    Fixed price

    Set before we start

  • Re-cleans

    Free

    Until the agent signs off

  • Timing

    Empty property

    After the truck, before handover

  • Availability

    7 days

    6am to 10pm

Why we quote on the report, not by the hour

Hourly suits the cleaner, not you. The clock runs and nobody can tell you what the total will be.

A fixed price against the condition report means the number is the number. If the agent flags something, we come back and fix it at no charge.

What affects your quote

  • Size

Bedrooms, bathrooms and how many windows.

  • Condition

A tidy handover and a neglected one are different jobs.

  • Oven and rangehood

The two items that take the longest, every time.

  • Carpet steam clean

Quoted separately when the lease or the report calls for it.

  • Blinds

Venetians through a whole house add real hours.

  • Timing

Last week of the month is the busiest stretch in Melbourne.

Carpet steam cleaning and the extras leases ask for

Carpet steam clean

Quoted separately. Worth doing where the report shows the carpet was cleaned at entry.

Pet treatment

If pets lived there, expect it to be asked for. Odour is judged, not measured.

Balcony and garage

Swept and hosed. Easy to forget and easy for an agent to photograph.

External windows

Where they can be reached safely. Ground floor and low-rise only.

How an exit clean runs

  1. 01 Step

    Send the report

Your entry condition report and the bedroom count. Fixed price back the same morning.

  2. 02 Step

    We book around the truck

Cleaners go in once the property is empty. Never around a half-loaded room.

  3. 03 Step

    Clean day

Worked room by room against the report. The oven and rangehood get the most time.

  4. 04 Step

    Inspection and re-clean

If the agent flags anything, tell us. We go back and sort it at no charge.

Four things worth asking any bond cleaner

  1. Do you re-clean free?

We do, until the agent signs off. No visit limit and no argument about it.

  2. Is the price fixed?

Ours is, quoted against your condition report. Not an hourly clock.

  3. Will you say what is wear?

We will. Faded paint is not dirt and you should not pay to clean it.

  4. Can you do the move too?

Same company, one coordinator. The clean lands after the truck, not during.

Bond cleaning questions, answered

How much does end of lease cleaning cost in Melbourne?
It is quoted on the property, not by the hour. Bedrooms, bathrooms, window count and how the place has been kept all move the number. Send your condition report and you get a fixed price the same morning.
Do I legally have to get a professional clean in Victoria?
Not automatically. You must leave the property reasonably clean. An agent can only charge for professional cleaning in two cases. The place was professionally cleaned just before you moved in and you were told. Or that is what it takes to restore move-in condition.
What does reasonably clean actually mean?
Consumer Affairs Victoria measures it against average community standards. Not spotless and not messy, somewhere in between. A surface passes when more cleaning would not improve it.
Do you guarantee my bond back?
No cleaner honestly can. Bond covers damage and unpaid rent as well as cleaning. What we guarantee is the cleaning side. If the agent flags anything we cleaned, we come back free until it is signed off.
How many times will you re-clean?
As many as it takes. There is no visit cap and no argument about whose fault it was.
Should I claim my bond before or after the clean?
Claim it once the agreement ends, and do not wait for the agent. Any renter on the bond can start the RTBA claim. That gives the other parties 14 days to contest. If you wait, they get 14 days to claim first.
Does the property need to be empty?
Yes. A clean around furniture is not a vacate clean. The floor under a wardrobe and the wall behind a fridge are exactly where an inspection looks.
Is carpet steam cleaning included?
It is quoted separately. Check your entry report. If the carpet was professionally cleaned before you moved in, you will usually be expected to match that.
What if I had pets?
Expect the agent to ask about carpets and odour. We can quote a pet treatment with the steam clean. Flag it early rather than on the day.
How long does a vacate clean take?
A two-bedroom unit is most of a day. A family home can run into a second. The oven and the rangehood take the longest of anything in the house.
What is not included?
Anything that is damage rather than dirt. Wall repairs, re-painting, mould inside the building fabric, pest control and garden work are separate trades. We will tell you which one you need.
Can you clean on a weekend?
Yes, seven days, 6am to 10pm. Handovers land on weekdays but the clean usually has to happen around a weekend move.
How far ahead should I book?
As soon as you have a handover date, even a rough one. The last week of the month fills first across Melbourne. Changing the date later costs nothing with 24 hours notice.
What if the agent and I disagree?
Bond disputes in Victoria are decided by VCAT. Keep your entry report, your photos and our invoice. Written evidence is what the tribunal actually looks at.
